I get asked this question at least once a week: "Barry, are home prices in Eagle actually going down, or are we just seeing a slowdown?"

It's a fair question. The headlines make it sound like the sky is falling. But when you look at what's actually happening in Eagle right now, the story is a lot more grounded than the noise suggests.

If you're thinking about selling your Eagle home this year, you need to know the difference between a price drop and a pace change. Because your strategy—and your equity—depend on understanding what's really going on.

What the July 2026 Numbers Actually Show for Eagle

Let's start with what we know from the data. In July 2026, the median sold price in Eagle was $1,009,000. That's up from $911,500 back in July 2025. Year over year, we're looking at an increase of about 10.7%.

That's not a decline. That's appreciation.

But here's where it gets interesting. The median sold price in June 2026 was $931,400. So while we're up compared to last summer, we saw a jump from June to July. Prices aren't moving in a straight line anymore. There's some month-to-month variation, which is actually pretty normal for a market that's stabilizing after a few years of high activity.

Sales volume tells another part of the story. We closed 105 homes in July 2026, compared to 84 in July 2025. That's a 25% increase in transactions. Buyers are still active. Deals are still getting done. This is not a frozen market.

Inventory Is Up—And That Changes the Game for Sellers

Here's the part that matters most if you're planning to sell. Eagle had 415 active listings in July 2026. Compare that to 371 in June, and you can see inventory climbing as we move through the summer. Buyers have more options than they did earlier this year.

That doesn't mean your home won't sell. It means your home needs to compete.

Across Ada County, the average cumulative days on market is sitting at 40 days. Eagle is tracking slightly higher at 83 days on average, though the median is 35 days. What that tells me is that well-positioned homes are still moving at a reasonable pace. Homes that aren't priced right or prepped right are sitting longer and dragging the average up.

The MBA thinks we might see rates drift toward 5.8% by the fourth quarter if inflation cooperates and the Fed cuts twice.

Translation: rates are sticky. They're not going back to 3%. They're not even going back to 5% anytime soon.

That means buyers are budgeting with a rate in the sixes. Some of them are waiting for a better deal. Some of them are moving forward anyway because life doesn't pause for interest rates. Either way, your pricing needs to reflect the reality of what buyers can actually afford at today's rates.

Eagle Homes Are Holding Value Better Than the Rest of the Valley

Here's something I want you to notice. The median sold price countywide in Ada County was $602,000 in July. The average sold price was $722,277. Eagle's median was $1,009,000, and the average was $1,236,379.

Eagle is not just holding value. It's commanding a premium. Buyers who choose Eagle are looking for space, lifestyle, quality, and long-term stability. They're not chasing the cheapest listing. They're chasing the right home in the right location.

That's your advantage as a seller. But it also means you can't afford to treat your home like it's in Caldwell or Nampa. The expectations are different here. The buyer pool is different. The comps are different. Your strategy has to reflect that.

I'm seeing steady activity near Eagle Hills Golf Course and along Floating Feather Road. Buyers are drawn to the established feel, the mature trees, and the sense of neighborhood that comes with these areas. Beacon Light Road is also seeing interest, especially from families who want a little more land without feeling too far from town.

Avimor continues to attract buyers who want something newer and more community-focused. There's a different buyer profile there, but the demand is real.

The common thread? These areas offer something specific. Buyers aren't just looking for a house. They're looking for a lifestyle that fits their priorities. Your job as a seller is to make sure your home speaks to that.

What "Slowing Down" Actually Means for Your Sale

So back to the original question. Are prices going down, or just slowing down?

The answer is: they're slowing down. We're not seeing the rapid monthly gains we saw a couple years ago. We're seeing a steadier, more balanced pace. Some months tick up a little. Some months tick down a little. Over time, the trend is still modestly upward, especially for homes that are positioned well.

NAR's chief economist is forecasting national home price growth of about 4% in 2026. Zillow is projecting closer to 1.2%. The Boise metro has been part of forecasts calling for modest adjustments as the market rebalances, but we're not talking about a crash. We're talking about a reset to a more sustainable pace.

For Eagle sellers, that means three things. First, don't overprice. Second, don't underprepare. Third, don't wait for the perfect moment that may never come. The market is moving. Your home should be moving with it.
