Space Is Still the Entire Point

If you're looking at golf course homes or acreage properties in Star, you already know what you want. Space. Privacy. A home that doesn't feel like it's stacked on top of your neighbor's backyard. That's what Star offers, and that's what keeps drawing buyers to this part of Ada County.

I work with buyers and sellers who are done compromising. They want larger lots, mountain views, maybe a little elbow room for horses or shop space or just a yard their kids can actually play in. Star delivers that better than almost anywhere else in the Treasure Valley right now.

But here's what I need you to understand if you're thinking about buying or selling one of these properties: not every home with space is positioned the same way. Some are priced like they're competing with new construction in Meridian. Others are priced like they're luxury estate properties. Neither approach is automatically wrong, but both require different marketing, different buyer pools, and different negotiation strategies.

What June 2026 Told Us About Star's Market

June closed with 75 homes sold in Star. The median sold price came in at $615,000, and the average sold price landed at $655,036. That's down slightly from May 2026, when the median was $614,274 and the average was $688,404. Not a collapse, just a shift.

What I'm watching more than price is time on market. In June, the median was 22 days. The average was 50. That gap tells me something important: some homes are moving fast, and others are sitting. The ones sitting aren't necessarily overpriced. They're just not positioned right for the buyer who's shopping in that price range or property type.

Compare that to June 2025, when 98 homes sold at a median of $622,727. Fewer homes are selling now, but they're selling closer to list when they're priced and marketed correctly. Buyers aren't panicking, but they're also not overpaying just because a home backs to a fairway or sits on two acres.

Golf Course Homes Are Not All the Same

River Birch Golf Course is the centerpiece of golf course living in Star. Homes that back directly to the course, have unobstructed fairway views, and sit in neighborhoods tend to command a premium. But not every home near the course is a golf course home in the way buyers think about it.

I've shown properties where the listing said "golf course community" but the view was a fence, a retention pond, and maybe a sliver of green if you stood on your tiptoes in the master bedroom. That's not what buyers are picturing when they search for golf course living, and it's not what justifies a $50,000 premium over a comparable home three streets away.

If you're selling a golf course property, my job is to make sure your listing speaks to the buyers who will pay for what you actually have. If it's a true course-front home with clean sight lines and southern exposure, we position it that way. If it's in a golf community but doesn't have the view, we focus on lot size, privacy, community amenities, and location instead of trying to oversell the golf angle.

Acreage Properties Are a Different Strategy Entirely

Acreage homes in Star pull from a completely different buyer pool. These aren't people comparing your property to a four-bedroom in Meridian with a postage stamp yard. They're comparing it to properties in Kuna, Middleton, Eagle, and sometimes even Canyon County. Price per square foot matters less. What you can do with the land matters more.

Is the property zoned for horses? Is there a shop, a barn, or outbuildings? Is the well shared or private? How's the septic? What's the power situation if someone wants to add a guest house or workshop? These are the questions acreage buyers ask before they even think about kitchen countertops.

In June, homes that offered legitimate space and functionality moved faster than homes that were just "big lots" without clear use. Buyers shopping for acreage aren't romantic about it. They want to know what the property can handle and what it can't. If you're selling one of these homes and your listing just says "huge lot" without addressing any of that, you're leaving money on the table.

Neighborhoods like Three Quarter Estates attract buyers looking for that rural feel without going full country living. But even within those areas, some properties are priced like hobby farms and others are priced like suburban homes on big lots. The difference in days on market and final sale price can be significant.

What Buyers Get Wrong About Space

Buyers love the idea of space until they start thinking about maintenance, property taxes, HOA dues in some golf communities, and what it actually costs to landscape or fence two acres. I'm not saying don't buy it. I'm saying walk in with your eyes open.

If you're moving from California or Aa County and you're used to paying $12,000 a year in property taxes on a quarter-acre lot, Star's acreage properties are going to feel like a gift. But if you're moving from a 1,200-square-foot home in Boise with a landscaped yard you could mow in 20 minutes, you need to think through what owning acreage actually looks like day to day.

I also see buyers who fall in love with a golf course view and then realize the HOA dues are $250 a month and they don't even play golf. That's fine if the home checks every other box, but it's something to factor into your long-term budget before you make an offer.

What Sellers Get Wrong About Pricing

Here's the mistake I see most often with golf course and acreage sellers: they price based on what they paid, what they've invested, or what their neighbor's home sold for three years ago. None of that matters to a buyer in July 2026.

What matters is what comparable properties are listed at right now, what they're actually selling for, and how long they're sitting before they close. In June, the median days on market was 22. If your home has been listed for 60 days and you haven't had a serious offer, the market is telling you something. It's not telling you buyers don't appreciate quality or space. It's telling you your price or your positioning isn't connecting.

I also see sellers who assume their golf course view or extra half-acre automatically adds $100,000 to the value. Sometimes it does. Sometimes it adds $30,000. Sometimes it adds nothing because the buyer pool willing to pay for it isn't shopping in that price range. New Construction Is Still Part of the Conversation

Star has a lot of newer neighborhoods, and buyers shopping for space are constantly weighing new construction against resale. Builders are offering golf course proximity and larger lots with brand-new finishes and warranties. That's tough competition if you're selling a 2015 home that needs carpet and paint.

But resale has advantages new construction doesn't. Mature landscaping. No builder-grade everything. No waiting six months for the home to be finished. No surprise lot premiums or mandatory upgrades that push the price up another $40,000 before you even move in.

If you're selling, start with an honest look at how your home compares to what's active right now. I'm not talking about what Zillow says or what your neighbor thinks. I'm talking about real comps, real days on market, and real sold prices in the last 60 days. That's the only way to price and position your home so it doesn't sit.
