All good steps. But none of them should happen first.

The first thing you need to do before you list your home in Star is understand where you actually stand in this market. Not where you think you stand. Not where your neighbor told you their cousin sold last year. Where you stand right now, in July 2026, based on real buyer activity and real competition.

Because here's what I see happen all the time: sellers make decisions about pricing, timing, and prep based on outdated assumptions or wishful thinking. They list too high because they heard Star was hot. They skip repairs because they assume someone will pay asking anyway. They wait too long to adjust because they don't want to "leave money on the table."

And then they sit. For weeks. Sometimes months. While buyers move on to homes that were positioned right from day one.

The Star Market Right Now Isn't What It Was a Year Ago

Let me give you some context. Back in June 2025, we sold 98 homes in Star. The median sold price was $622,727. Homes were moving in about 16 days on average.

Fast forward to June 2026. We sold 75 homes. The median sold price dropped to $615,000. And the median days on market stretched to 22 days.

That's not a collapse. But it's a shift. Fewer sales. Slightly longer market time. A median price that pulled back about $8,000 year over year.

Now compare June 2026 to May 2026. In May, the median sold price was $614,274 and homes were moving in 14 days. By June, it ticked up slightly to $615,000, but days on market jumped from 14 to 22.

What does that tell you? Buyers are still active. Prices are holding fairly steady. But they're taking more time to decide. They're comparing more homes. They're negotiating harder. And if your home doesn't stand out in the first two weeks, you're fighting an uphill battle.

Why This Matters Before You Do Anything Else

Here's the thing. If you don't know where the market actually is, you can't position your home to compete in it.

You might think your Sailing Hawk home should list at $750,000 because that's what Zillow says. But if comparable homes in River Birch Golf Course or Seneca Springs are sitting at 30 days with no offers, that number doesn't mean anything.

You might assume buyers will overlook your dated kitchen because the lot backs to open space. But if three other homes in Norterra or Archway offer newer finishes and similar outdoor appeal, yours becomes the backup option.

I'm not saying you can't get top dollar for your home. I'm saying you have to know what top dollar actually looks like in today's market, not last year's, not your friend's market, and not the one you're hoping for.

That's why the first step isn't paint or landscaping or even picking an agent. It's getting a clear, honest read on your home's position in the current Star market.
