Buyers want to know if prices will keep climbing or level off. And honestly, anyone who tells you they know exactly what's coming is guessing.

But here's what I do know. The Treasure Valley isn't going back to 2019. The fundamentals that brought people here — space, affordability relative to the West Coast, quality of life, business-friendly tax structure — haven't changed. What has changed is that we're in a different stage of the market cycle than we were three years ago.

If you're thinking about selling your Kuna home in the next year or two, you don't need a crystal ball. You need to understand what's driving the market right now and how to position yourself for whatever comes next.

Where We Are Right Now in Kuna

Back in June 2026, we closed 133 home sales in Kuna with a median sold price of $467,758. That's up from 86 sales and a median of $473,745 a year earlier in June 2025. More homes sold, but the median price softened slightly year over year while transaction volume picked up significantly.

What I'm seeing on the ground matches the numbers. Well-prepared homes are getting multiple showings in the first week if they're priced within range. Homes that need work or are priced aggressively sit longer and end up negotiating harder.

What's Likely to Happen Over the Next Five Years

Idaho isn't immune to national economic cycles, but we do have some built-in advantages. Migration from California, Washington, and Oregon continues. Companies are still relocating here or opening satellite offices. The tax environment remains competitive. And Kuna specifically offers what a lot of buyers want — newer construction, space, a small-town feel, and proximity to Meridian and Boise without the premium pricing you see closer in.

I don't expect us to see the double-digit appreciation we had in 2020 and 2021. That was an anomaly driven by historically low rates and a supply shock. What's more realistic is steady, moderate growth with some years flat and some years up 3% to 5% depending on mortgage rates, local job growth, and inventory levels.

Interest rates will matter more than anything. If rates stay in the 6% to 7% range, we'll see a stable market with normal seasonal patterns. If they drop back into the fives, expect demand to surge again and inventory to tighten. If they climb into the eights, things will slow and buyers will get pickier about condition and price.

Here's what won't change: buyers will still compare value carefully. They'll look at condition, location, lot size, floor plan, and what else is available in their price range. The homes that sell fastest and for the most money will be the ones that give buyers a reason to choose them over the competition.
