If you're selling a home in Star right now, you already know one thing buyers ask about before they ever schedule a showing: lot size. Not just square footage inside. Not just updates or finishes. They want to know how much room they'll have outside. That's what brings people to Star in the first place.

In June 2026, Star sellers closed 75 transactions at a median sold price of $615,000. That's down from May, when 62 homes sold at a median of $614,274, but higher than April's $559,990 median. Compared to June 2025, when 98 homes sold at a median of $622,727, we're seeing fewer transactions but similar pricing. The market's still moving. It's just more selective about what moves quickly.

Here's what I'd be looking at if I were in your shoes. Buyers shopping in Star right now aren't just looking for a house. They're looking for a lifestyle. And your job as a seller is to position your home so it speaks to that.

The Buyers Coming to Star Aren't Settling for Small Lots

I work with buyers relocating from California all the time. They tell me the same thing within the first five minutes of our first call. They want space. They want quiet. They want to feel like they can breathe again without neighbors ten feet away on both sides.

Star delivers that better than almost anywhere else in Ada County. You're not sacrificing proximity to get it, either. You're fifteen minutes from Eagle, twenty from Meridian, thirty from Boise. You've got the Treasure Valley at your fingertips, but you're not living on top of it.

That advantage shows up in buyer behavior. Homes in neighborhoods like Seneca Springs, Milestone Ranch, and Canopi Estates tend to attract offers faster when they're positioned around outdoor space and privacy. It's not just the square footage buyers are paying for. It's what that square footage lets them do.

June's Numbers Show Us Who's Competing and Who's Sitting

Average days on market in June was 50. Median was 22. That spread tells you something important. Half the homes are moving in three weeks or less. The other half are sitting longer, sometimes a lot longer.

Why the split? It's almost always one of three things. Price, condition, or positioning. Sometimes all three.

The homes that moved fastest in June were the ones that made buyers feel like they were getting Star's lifestyle at a fair number. Lot size mattered. Layout mattered. Mountain views, backing to open space, privacy from the street... those details add up fast when buyers are comparing listings side by side.

The homes that sat longer were either priced like it was still May 2025, or they didn't give buyers a reason to choose Star over Eagle or Meridian. If your home feels like it could be anywhere, you're not using Star's biggest advantage.

How Sellers Should Be Thinking About Positioning Right Now

Let's say you're in Archway or Ryken Meadows and you're thinking about selling this summer. Your home's updated. Your yard's solid. You're ready to go. What's the first move?

Don't list it and hope. Position it first.

That means understanding where you fit in June's pricing spread. The average sold price in June was $655,036. The median was $615,000. If you're pricing above the median, you'd better be able to show buyers why. Lot size, location within Star, views, finished outdoor space, newer construction... something has to justify the number.

If you're pricing at or below the median, you've got an opportunity to create competition. But only if the home shows well and the listing marketing speaks to Star buyers specifically. Generic photos and a description that could apply to any Treasure Valley suburb won't cut it.

New Construction vs. Resale: What Sellers Need to Know

Star's got a lot of newer construction. That puts pressure on resale sellers, especially if you're competing in the same price range.

But here's the thing. New construction comes with builder timelines, fewer customization options, and a price tag that doesn't always leave room for negotiation. Resale homes offer something builders can't: move-in-ready availability, established landscaping, and often better lot placement within the neighborhood.

If you're selling a home in Shooting Comet, Waterview Estates, or Iron Mountain Ridge, your advantage is that buyers can close in 30 days instead of waiting six months. That matters to people who need to be in before school starts or who are relocating on a deadline.

But you've got to price it right and position it clearly. You're not competing with new construction on newness. You're competing on value, location, and availability.

The Two Questions Every Star Seller Should Ask Before Listing

First question: what's your home's real market position right now? Not what Zillow says. Not what your neighbor's cousin thinks. What would a buyer actually pay in June 2026 based on comparable sales, current inventory, and where your home fits in Star's lifestyle spectrum?

Second question: what's your marketing plan? Are you relying on MLS syndication and a few photos, or are you positioning your home with a strategy designed to attract the buyers who'll pay top dollar for Star's space and access?

Those two questions separate sellers who maximize their equity from sellers who chase the market down for three months and end up leaving money on the table.

If you're selling here, your job is to position your home so it speaks to those buyers. Not the ones looking for the cheapest house in Ada County. The ones who know exactly what Star offers and are willing to pay for it.
