Lot premium credited back to our buyer.
One of our buyers chose a lot and a community because the builder said a covered patio was possible. A week and a half after he signed, the builder came back and said it wouldn't work. The patio would have extended past the setback. Their answer was basically "sorry."
We pushed back. We separated the concrete pad from the cover, and the builder ended up crediting back the $15,000 lot premium. That gave my client real choices, including applying it to upgrades, lowering his price, or building his own cover later.
That's the difference between having the builder's representative across the table and having someone on your side.
Do I need my own agent when I buy from a builder?
Yes, and call me before your first visit to a model home, because many builders have registration rules.
Are lot premiums negotiable?
Sometimes.
Should I get an inspection on a new build?
Yes.
